APRIL 2008       OW BOD AGENDA


4/2/08 Wednesday  

1-   Electrical inspection failed for second time. The City of Miami Beach required all
permits and plans for ALL projects as well as a master permit.
2-   Next door construction: they were told not to use our property until a  written
agreement is reached.


4/10/08 Thursday

1-  Meeting with a company that will help us with 40 years inspection, project
inspections, permits and so on. ( RM, Donna, electrical contractor and Susan)


4/11/08 Friday

1-  One of the contractors renewed and expired permit, although told not to do so. (
directions given at yesterday meeting)           


4/14/08 Monday

1-   Scaffold and all construction materials displayed on our property by  345 Ocean
Drive were removed by OW and put back to their premises, since our written requests
were not answered but ignored.   

2-    A technician came to assess our building for 40 years inspection.
Following his recommendations, Osvaldo started fixing cracks on the first and second
floor front walls of the building, and painting



4/16/08 Wednesday

1-  We become aware that a construction lien on OW was recorded on February
2008. We also found documents showing that Mr. Irizarry was notified about it.

2-  We got a new bid from a contractor to finish the “unfinished” drop ceiling
$10,800.00 approx. The drop ceiling work was given by previous BOD to an
unlicensed worker, and part of the work already done must be corrected.


4/17/08 Thursday

1-  Donna and I, met at RM with and insurance representative, introduced  by RM,
and discussed OW insurance policies, options and costs. On   May 17, 08 we must
renew. OW is insured for 3.15 million at this moment. We might need to do an
appraisal to find out the right  amount. No appraisals have been done for OW for the
past 3-5 years.

2- Teens are trespassing from next building (over the fence) and abusing   our pool.


4/21/08 Monday

1- Another insurance   representative (sent by Terry) will stop today by RM to review
current insurance policies. After, we will be able to compare both opinions and to
make a decision.



4/23/08 Wednesday

1-  One more proposal was received for drop ceiling project
2- 40 year Building Structural and Electrical Certifications approved for the Engineers
have been submitted to the City of Miami Beach.

4/24/08 Thursday

1- Terry and Donna are working on appraisal, mitigation and elevation  
costs for insurance renewal. Also, Donna will create a spread sheet comparing three
different quotes. She will compare coverage, down payment and financing rates, etc.
After, all this homework done, the BOD will be better prepared to decide the best for
OW.

2-  Sprinkler project is already finished. All floors have been done.
However, wee still need to wait before calling for city inspection
Also, electrical work is done and in the same situation regarding inspection. Hopefully,
for next week we might have news on this.

3-  Partial payment was made to electrical contractor
( approx $ 2,500.00)



4/28/09 Monday

1- Donna's spread sheet due
2- Donna will schedule appraisal.
3- OW passed 40 year inspection


4/30/08 Wednesday

1- Donna signed permit for corridor renovation
2- We get 40 year
certification.
