|  BOD AGENDA/ JUNE 2008 6/3/08 Tuesday OW passed two rough electrical inspections ( old work and the new one) However, the city requires AC smoke detectors. This is an extra work that has to be done by two different contractors: AC and electrical. 6/5/08 Thursday The five dogs moved out!! Pressurization test was scheduled for today; contractor did not show. Meeting with IGD A fire extinguisher company installed one extinguisher in the Storage room, and updated two more they failed to do on December 2007. 6/6/08 Friday Pressurization test was rescheduled for today at 10:00 AM. Again, they did not show. Some owners were complaining about termites. We know we do have termites since long ago, 3- 4 years or more. However, there is nothing we can do about it at this moment. Tenting is one of the projects, but not scheduled yet. Perhaps, bombing could be a temporary solution. We received the custom made cover for the water pump. 6/09/08 Monday Miami Beach Code Compliance requires we to paint the entire building within 30 days. We could request an extension, but this work should be done sometime before the end of 2008. 6/10/08 Tuesday Meeting with IGD 6/11/08 Wednesday Meeting with Ocean Drive 345 regarding next door construction. 6/12/08 Thursday Missing fire cups in front of the building were installed. 6/13/08 Friday Health Department closed the SPA. Low chlorine concentration. Several owners had changed their locks and had not given copies to our management company. We discussed with AC contractor ,the AC smoke detector installation. 6/16/08 Monday A few owners took advantage of the opportunity of paying in full their SA. Thanks to all of them and to all of you that are paying in a timely manner. We sent payment to the supplier that put a lien in our property. As soon as check clears , we will get a lien satisfaction. We closed the old Wachovia bank account. Signs were displayed in OW instructing tenants to use the stairs instead of the elevator when carrying their bikes. 6/18/08 Wednesday At 8:00 AM, a gas company employee showed up at OW and tried to shut off the gas. Osvaldo gave him a check for the requested amount and nothing happened. Later, Danny checked about this incident and he found that although we had paid our bill, TECO did not credit our account!! We already contacted the washer and drier company. Our account has been closed since June 2006. We are trying to collect money they own to OW. SPA will be tested for a water leak some time next week. BOD is working and researching on the Water Saving Project to be implemented over the summer. Soon you will be informed about it. 6/19/08 Thursday There are a few people , some of them not living at OW, but with entrance card key, refusing to carry their bikes through the stairs. They still insist in using the elevator. Owners: please, tell your friends/ relatives not to carry their bikes in the elevator. First floor washer was repaired. Sprinkler contractor was contacted regarding pressurization test. He promised to call next week to reschedule. 6/20/08 Friday We discussed with electrical contractor AC fire detector electrical work. Some owners had changed their unit locks, and not given new copies to our management company. You are strongly encouraged to do so. If an emergency arises, and RM would need to enter into your unit, locksmith services would be charged into your account. We are paying all our monthly bills, garbage collection, cable, gas, electricity, pool maintenance, bank loan, etc, ON TIME. |
