We got showerheads and kits for each apartment to implement the Water/Electricity Saving Project for
free.

6/26/08
RM requested an extension to the city of MB to paint entire structure.

6/27/08
Extension granted until 01/05/2009.

7/11/08
SPA was checked. Concrete patio must be opened to fixed the leak. ($850.00)
We requested one more time to COIMACH (washer and drier company) to pay us our laundry money.
Since 2006 our account has been closed, it means people have been doing their laundry with OW paying
for water and electricity and  fixing/ replacing every week the arms of the laundry doors and Coimach
getting the money. OW did not get a penny for the past two years !!!!!!!!!!!!!!!
One of the “contractors”, without license, hired by previous board was fired.
We are working on his replacement. Part of the work done by him must be fixed and/or redone.

Good news!!
We are getting some money from some owners in arrears.
SPA work done.

Osvaldo picked up showerheads.

7/20/08
By accident, (thanks to one of the owners), we found out  that OW  did not have flood insurance as  
(required by law) from 9/07 until 2/08.
Did previous BOD and management company know????


7/25/08
Some owners in arrears were sent to collection.

8/8/08
We had sprinklers inspection. Second floor did not pass. Pressure was below 200lb.Also, the city
requested some changes in the plan.

8/11/08
We strongly demanded from Coimach to pay us our money.

8/12/08
Elevator inspection fee was paid to the city.

8/14/08
Sprinkler contractor presented to the city plan corrections for approval.

8/20/08
We received money from washer and drier after more than two years.
Hopefully, our account is now active and we expect to get our money on monthly basis.

8/21/08
We paid mechanical contractor for his expired permit renewal.
Also, we paid him for previous permit that was
not paid by previous board.

8/22/08
We got final release and satisfaction of recorded claim of lien. Now, you are free to sell if you wish.

We got AC smoke detectors proposal.

8/28/08
We passed elevator city inspection for 5 years. The last inspection was done on 2006, expired on 2007.
We also
“discovered” that OW has an open permit with the city of Miami Beach regarding the elevator.
Around 4-5 years ago, when the elevator was fixed or installed (we still need to find out details) the work
was not finish.
We have to investigate this and we have a list of items to be done/ finish on the elevator.
Fire alarm inspection by the city. We need to fix something that was disconnected when doing sprinklers
test.

8/29/08
Fire alarm service company fixed the problem.
City inspector came again. I do not have the report yet.

We had had several problems with unmannered tenants having parties overnight in the pool, inviting
friends to OW to drink beer and leaving empty bottles and garbage in the pool area and throwing objects
inside the pool and spa, etc. Also, breaking glass windows, and damaging the gate.  

Police has been called more than once and reports have been filed. Also, at our request, police is
patrolling our building very frequently. These unwanted people, getting drunk, have been peeing and doing
more bad  things  inside and outside the building.
It is our responsibility, as owners, to watch and protect our property. Also , to advice our tenants how to
behave.  If you see strangers, please, call police.

We do have Osvaldo in the building, but obviously he is not there 24 hours. Most of the problems seem to
take place late afternoon or in the evening.

If you have tenants with dogs, remind them that the pool and spa are NOT for dogs. We will fine people
bathing their pets in the pool or spa.

We will implement the Water Saving Project on September.
