| \ JANUARY 2009 • On December 2008, A/C contractor did not pass final inspection because the City of Miami Beach required plans for the air conditioning project. He did not have them. Therefore, we requested copies to the city. On January 13, 2009 we got an answer: the city does not have plans. We are trying to find a solution to this problem. • Interior painting and repair of walls are in progress. Lobby is already finished. Hallways are pale green with darker green for doors and frames. • We will install missing apartment door numbers or replace those in bad condition. • We hired a new elevator maintenance company. We do NOT have an automatic renewal contract. It will cost less that the previous one. • Donna rented unit 139 for us. One week on December and all January. Thank you Donna!!! • Neon color lights were installed on both sides of the front door. Electrical contractor is working in the roof front lights of the building. No finished yet. Ocean Walk is shaping up and I have seen at night, many times, people taking pictures of our building. • Osvaldo, started fixing and replacing electrical fixtures in the stairwells. • Donna and Terry are working hard on carpeting proposals. • Flood insurance: it is time for renewal. We are trying to get a flood certificate to save some money. • We recorded the lien. • We are working on the security system of Ocean Walk, replacing the cameras and upgrading the system. • Exterior painting: the City of Miami Beach gave us March 3, 2009 as a deadline to paint the exterior…. we are working on it. • The spa heather has been removed and sent for repair. Some people have been damaging walls and the new paint while in progress. Very soon, when the security system be working, it would be possible to identify them. Finally, we received many e-mails from Ocean Walk owners that are out of town and they are happy to know things are improving. |
