OCEAN WALK MEETING MARCH 31, 2008




1-        WHAT WE FOUND/DID

1- Empty bank accounts, both, operating and special assessment. Numbers were given   on
January 2008 Letter to Owners.

2-        Building fire alarm not working since long ago, perhaps for more than one year. Last
fire inspection was done on June 1, 2006. It was repaired on 2/13/2008.

3-        We got several past due bills, for example one for more than  $3000.00 from FPL,   
Elevator service, a janitor claiming he was not paid for the last two months, and many more
that we still have to review and decide on. Some were related to plumbing work as old as
March 2007.

4-        We found an $81,000 balance on a $400.000 loan (by January 2008). We pay around
$8,100.00 a month.
  
5-        We had a meeting on January 2008 with Mr. Irizarry in which he answered our
questions regarding the “ongoing project”. Also, he promised to cooperate with the new
board.  

6-        With RM help, we were able to meet with all the contractors involved in the                       
unfinished project. All of them stopped working for lack of payment and cooperation from
OW board. All of them have an expired permit on OW and their status is different regarding
passing city inspections.  

7-        We were not able to find a master contractor on this project, but independent ones
with not relation to each other.  

8-        We paid again to a few of these contractors to renew their expired permits in order to
continue with the job. We also requested inspection on the electrical work to know the
status of the work. Electrical inspection done in February failed. Its failure let us know that
there was a major electrical work done without city permit and with several deficiencies.
Until that work could be fixed we are not going to be able to move on.                    

9-          RM sent Mr. Irizarry and Ms. Eddy Maxwell and e-mail asking for information on the
person responsible for this major work. Maxwell said she doesn’t know and Irizarry never
answered.

10-         As you know, it is easier to start something since the beginning instead of fixing.

Therefore, it was not an easy task to find someone willing to pull up a city permit for a work
not well done by someone else, and correct it in order to pass inspection. We found a
person, and he is now working on this at OW.


11-        We were not able to find any bid from the previous board regarding the  sprinkler     
work. We also worked on this, and the sprinkler work is now being done (first floor was
already finished on Friday).

12-        The hallways AC’s have been working without filter and maintenance since they
were installed. The AC contractor said he informed the previous board about this situation.  
In fact, we had to stop the equipments for a couple of days and now the third floor AC is not
working.  Today, a contractor started building some boxes to those filters and fixing some
holes in the ceiling that need to be fixed before electrical inspection.
When the project be finished we must sign for service maintenance for the hallway's AC’s.

13-        We hired a maintenance person. His name is Osvaldo. He is in the building from
Monday- Friday from 8:00 to 4:30 PM.  Osvaldo have already fixed many things were broken
or in bad condition since long ago: the faucet near the pool, the pool sign, the outdoor
storage room door, the electrical room door, the spa area concrete floor, the cover outside
the rear door, the concrete floor near the steps that lead to the swimming pool, the right
front gate latch, front gate sign, missing tiles from the lower part of the pillar near the trash
cans, light bulbs in the elevator ceiling, painting of the elevator doors, painting of the spa
area and storage room, closing arms in the laundry, light bulbs for the “flower” wall lights in
the main entrance situated on the mirrors, chipped tile to the right of 103  door apartment,
door handle of the first door leading to the stairs, and so on.


14-        We renewed the cable contract.

15-        The insurance policy on OW says we are 40 units instead of 78.  This important   
mistake will be fixed.


We still have problems with owners/ tenants living in OW, for example: lots of garbage left
where the mail boxes are at should be deposited inside the garbage cans.
This is worst over the weekends. Also, motorcycles being parked in front of the building
and in the alley are a problem.  Owners/tenants still leave furniture in the alley. This costs us
money.  Those of you that have a pet, please, CLEAN AFTER YOUR PET.
