Hello everyone!

Little by little we are finding out the total caos within the previous Board and its Management. $1.2 million ++, little if any accountability, unfinished projects and overdrawn bank accounts!!. Financial mayham brought about by a few that ALL MUST PAY FOR IT!!

To prevent from this ever happening again, we should think about the following:

Create a Financial Comitee (BOD members not allowed)to oversee/review and if necessary veto projects/expenses found to be in the best interest of the Association.

Rewrite the By-Laws. Our current version is geared to protect the former owners/founders of the Asociation and currently to protect the BOD in power. This should be done via a comitte, with legal advice and subject to voting approval.

February 20, 2008 C & M Electrical Rough Inspection

We failed inspection. Altough I did not see the report yet, I talked to the contractor. He said it did not pass because of another major electrical work done before his. C & M permit did not cover the scope of previous work.

I just received my coupons for maintenance payment and I noticed that they say "Make check payable to Royal Management Group". It is a mistake. Your check must be payable to Ocean Walk Condo Association.

I have been reading the agenda posted and it seems that some things have improved, however the cleanliness of the building is poor. The carpet is filthy, especially the front staircase. I know of some people that are losing rentals because of the way the building looks. What is the progress of the hall ceilings? Have not heard about that. Also, the pool is in great need of plants. We have some nice coconut trees, but no plants. For very little money we can do a little landscaping around the pool. I would like to know when the next condo meeting will be. There hasn't been any in a few months. What is the estimated time to finish the ceiling projet?

You can call the management company for answers to those questions. Yes, the building does not look great but now we know where our money goes.Then we are better now. Don't you remeber the previous board? They spent all $$$$ and explanations were not given and what they did?
I havent'see anything.

First of all, thanks to Susan and all others involved in trying to fix the problems at OW. I was at the building last week and noticed the exposed ceilings...any idea when they will be closed in? I understand that we will then replace the carpet and paint the public areas. Has any schedule been set for that work? Has the carpet and paint color been chosen? Lane and I would be happy to help with any of this. Let me know if you need our assistance. Thanks again for all your efforts.
